Updating our Bylaws
The Woodson Estates Board will be working on a couple of initiatives to collect the required number of signatures to finalize our ability to update our neighborhood’s bylaws and restrictions.
Our bylaws were written when this neighborhood was first built and last revised in 1970. Our documents are 54-years-old, which means they have not been adapted to fit modern times, they are in some cases unenforceable, and in other cases, make it difficult for families to move into our neighborhood.
What bylaws do we want to change? Our primary goals will allow the amendment of our bylaws to take place at the annual meetings, with the ability for us to allow voting members to determine the amount of our annual dues. As it stands, we can not raise the neighborhood dues, which ultimately means we will provide less services (mowing green space, dumpster days, extra activities, pool management), and/or forced to asses the neighborhood for additional expenses. As it stands right now, Woodson Estates can not even take out a loan for any improvements. Without this change, we will be unable to even consider any capital improvements in our park or pool area. Our bylaws should reflect our vision of being able to provide amenities and benefits that come with living in Woodson Estates. Frankly, our current bylaws can not accomplish this vision.
What restrictions do we want to change? Our primary goals are to update our restrictions to bring them into alignment with the operation of modern home associations. For example, our restrictions do not technically permit most of the modern pick-up trucks and/or SUV’s on the market. In a more egregious example, our “right of first refusal” restriction must come off the books as it’s aim was to allow neighbors to ‘pick only’ the neighbors they wanted. Our restrictions are aimed at keeping Woodson Estates beautiful and maintaining our property values. Our current restrictions are not modern enough and need to be updated.
What do we need you to do? If you are one of the 97 homeowners who have not signed the proposed declarations and restrictions, you may do so at the links that were provided above. Simply download the documents, have all of the listed homeowners sign them, and mail them to Woodson Estates, P.O. Box 16582 Raytown, MO 64133.
What are we doing to get this process completed? Members of the board and any neighbor that would like to assist will be canvasing the neighborhood on Saturday morning, October 26 to collect signatures from those homes that have not signed.

Assessments are past due
Our annual assessments were to be paid in full by the end of June. There are bills that must be paid on behalf of the board for insurance, utilities, and other association costs. If you have not paid your 2024 or 2023 assessment, please do so at this link.
The board will be filing liens in October on homes that are more than 3 years past-due.

October 12 Dumpster
On Saturday, October 12, we will have dumpster located at 6129 Larson Ave, Kansas City, MO, 64133. The dumpster will be available from 8am to 12pm.
The dumpster will only be for household trash (no yard waste) and is available to any resident of Woodson Estates whose dues are fully paid.
No hazardous waste, tires, paint, or other toxic waste will be accepted.
