November Neighborhood Update

November Board Update

We are so grateful for a great neighborhood to live in and grateful for the opportunity to serve you!

The board had a meeting on Monday, November 11th. A summary of our discussion and some action steps are included below.

Budget & Dues
Annually, we should collect $22,000 in dues, or the yearly assessments all homeowners are responsible to pay. As of yesterday, we’ve only collected $15,833. It is imperative that your annual dues are paid in full each year. Past due notices are being mailed and the board has authorized us to begin placing liens on homes that are over three-years past due. If you have not paid, you can do so at this link

Collection of Signatures
We began a neighborhood canvas two weekends ago to collect signatures toward amending our bylaws and restrictions. We were unable to get to all of the homes that have yet to sign and will be doing another effort starting Saturday, December 14th. The board is building a team to assist with this process. If you are interested in helping us gather signatures and meeting more neighbors, please send an email to woodsonestatesboard@gmail.com. If you have questions about the amendments, you can see my comments in our October newsletter

Copies of the amendments are posted on our website and can be downloaded, signed, and then mailed to Woodson Estates: P.O. Box 16582 Raytown, MO 64133.

Many of the frustrations we have in our neighborhood can be solved by amending our bylaws and restrictions. If you have questions, please email the board and one of us would be happy to have a conversation with you over the phone or in person.

Annual Neighborhood Meeting
Save the date for our annual neighborhood meeting! Monday, March 3, 2025 at 6:30pm. Location will be announced in future communications!

Streets and Grounds
Our streets and grounds committee regularly drives through the neighborhood to ensure compliance with our restrictions and bylaws. Homes that are in violation of these will receive a letter from the board advising them of the problem with an expected date of resolution. If you have concerns, please reach out to the board via email or you may send a text to 816-514-4956.

While we are grateful for KCMO’s provision of new trash carts, please note that it is a violation of our restrictions to leave these bins outside, on the front side of your home.
